TRS Consulting is supporting a national company with its search for a Pre Construction Manager to join their internal construction team. The company's locally-based corporate group includes real estate, architecture, and construction teams. The organizations large-scale construction projects enhance the company's vision for brand expansion and include health and wellness, multi-unit housing, work and retail spaces.
The Pre Construction Manager is a permanent position within the construction team and is responsible for new construction projects across the country. Additional responsibilities include: development of budgets, schedule management, cross divisional coordination on projects. Promotes teamwork, communication, leadership and customer satisfaction. The ideal candidate demonstrates strong communication, interpersonal, training, and leadership skills.
Leadership, Communication, and Teamwork:
Develop a strong partnership between the construction management team and the design team, real estate team, and development team.
Effectively communicates expectations for projects to construction teams as it relates to budgets, scopes and schedules.
Demonstrates leadership skills to guide construction and design teams.
Lead in facilitating designs to incorporate constructability, site utilization planning and providing input into conceptual design.
Develop advantageous relationships with contractors, consultants, etc. That provides the company with insight of market value and opportunities.
Work in communication with Development Project Teams including the attendance of weekly meetings, certification meetings, and project kickoff meetings.
Model and sets the tone with behaviors for success including dedication, integrity adaptability, competitive spirit, Pride without ego, self-confidence and creativity.
Articulate and document project changes that impact design, scope and cost to Sr. Preconstruction Manager on a weekly basis.
Review Landlord Work Letters and review terms of leases as it pertains to Construction.
Provide project teams with site plans that are efficient and are constructible.
Ensure Geotechnical Report and Civil Plans meet the proficiency required by the team.
Work with Architecture and Engineering throughout the design phase of the project to ensure efficient and quality documents including review of document and attending design coordination and certification meetings.
Review final Landlord work Letters & Document and changes or cost impacts from Business Plan.
Perform quantity take-off's that will be used for estimating and owner procured material.
Maintain an organized documentation of cost history establishing cost breakdowns by region, project, and by division.
Manage costs during the design phase documenting cost related to technical design, changes on project scope and value engineering.
Track Preconstruction cost issues that are different then the assumptions made during the Business Plan.
Effectively provides support to project team members through bid review process.
Schedule Management and Planning:
Communicate project specific milestones that need to be included into the project master schedule.
This position will have discretionary travel, approximately 25%.
EDUCATION AND EXPERIENCE:
Four-year college degree preferred
5-10 years of commercial construction experience
